Setting the List Price
Before we set the list price of your home, we'll complete a Competitive Market Analysis (CMA). This will show the list and sold prices of similar homes in the area. Additionally, the analysis will give us information about homes currently on the market and homes that were on the market but never sold.
Next, We'll ask you about your goals in selling the home. Everyone who sells a home has different goals that need to be considered when calculating the list price.
- Is your goal to get the maximum sales price for your home?
- Is your goal to sell your home quickly?
- Would you like to establish a balance between selling your home quickly and selling at the top end of market value?
Market conditions will play a role in setting the list price of your home too. We'll factor in how quickly homes are selling in your area, interest rates, the strength of the school system, whether it is a buyer's or seller's market, etc.
We'll then recommend a price at which to list your home to meet your goals in the local market.
